2-bedroom shared house, Kiama Street

Hi everyone, my housemate is moving out on 11 April, so I'm looking for a new housemate.

*About the house
The house is a 2-bedroom unit with a nice deck to sit and enjoy a morning coffee. The house gets both morning and afternoon sun, so it's always filled with light.
Everything is within walking distance: ~10m walk to Oak Park Station or Glenroy station, Coles, Pascoe Vale market, restaurants and cafes. If you drive, there is plenty of parking available on our quiet street.
Rent is $270/week ($1170/PCM). Internet is included in the rent. Water and electricity are split between the two of us. Minimum stay is 4 months. Bond is 2 weeks rent.

*About your room
The picture is of the old furnishings. But when you move in, your room will be fully furnished with a bed, a study desk and chair, a wardrobe, a nightstand, and a heater.

*About you
I'm looking for a female housemate, preferably a full-time professional or a full-time student. I would like a housemate who is clean, tidy, and considerate.

*About me
I'm female and a full-time PhD student. I'm sociable so I would love to have the occasional glass of wine and chat with you. If you don't drink, I do make a great cup of coffee. With that said, I enjoy my quiet time, so I am very respectful of others' space.

*No excessive drinking, no drugs & no smoking, please. Sorry, but no pets also.
